Indian Land, SC: the quick facts
- Where it is. Indian Land is in the northern "panhandle" of Lancaster County, South Carolina, about six miles east of Fort Mill. It borders the North Carolina line, with Marvin and Waxhaw to the east, and it's part of the Charlotte metro area.
- Main roads. US-521 runs through Indian Land north toward south Charlotte, and SC-160 links it west toward Fort Mill.
- Not a town. Indian Land is an unincorporated community, so there are no city taxes. Residents voted against incorporating in 2018.
- Size. The 2020 census counted 32,759 people, so it's large for an unincorporated community.
- County. It's in Lancaster County, not York County. That matters for taxes, schools and records, even though it's right next to Fort Mill.
Is it a good place to live? It depends on what you need
Indian Land tends to suit buyers who want:
- Quick access to south Charlotte and the NC line via US-521, without North Carolina's tax system.
- Newer subdivisions. Much of the housing is in planned communities, many with HOAs and amenities.
- A suburban setting without city taxes, since there's no municipal levy.
Trade-offs to weigh:
- Traffic on US-521 at peak hours. Drive your real commute before you decide.
- HOA rules and dues in many neighborhoods. Read the documents before you commit.
- County services rather than town services, which can mean different arrangements for things like trash pickup. Confirm for each address.
Taxes: Lancaster County, not York County
Indian Land uses South Carolina's system, run by Lancaster County:
- Apply for the 4% rate. The Lancaster County Assessor says the legal residence discount lowers the assessment ratio from 6% to 4% and removes the school operating portion of the tax bill. Apply through the county's online forms portal after you move in.
- Reassessment every five years, under state law.
- Look up the parcel on the county's online assessor data.
If you're comparing with Fort Mill, the formula is the same but the county, school district and tax rates are different. Compare the actual bills for the homes on your list. See York County SC property taxes explained for the York County side.
Schools
Indian Land is served by Lancaster County's public schools, including Indian Land High School; a new high school building opened in August 2021. As in Fort Mill, zones can change with growth, so confirm the assignment for the exact address with the district.
How close is Indian Land to Charlotte?
