York County & Beyond.
What does the market mean for your next move?
Choose an area and check each report’s period and sources. For a purchase or sale, compare the actual home, competing properties and relevant closed sales rather than treating an area-wide statistic as a price for your property.

Request a Market AnalysisHow to use a local housing market report
Start with the reporting period and geography, then ask how the figures relate to the homes you are considering. Reports describe completed activity rather than the outcome of your next transaction.
Does the county median tell me what my home is worth?
No. The median is the middle sale price among the homes sold in that reporting period. Changes in the mix of homes sold can move it. A pricing review should compare recent sales with similar location, size, condition, acreage and features, alongside current competing listings.
Are days on market and months of supply the same thing?
They describe different measures. Days on market summarizes the time homes spent marketed under the report's methodology. Months of supply relates inventory to the pace of sales. Check each report's definitions, date range and property coverage before comparing figures from different sources.
Can I use a September report to decide on an offer today?
Use it as historical context, then review the actual property's condition, asking price, current competition and relevant recent sales. County conditions may differ from a particular neighborhood or price range. Ask for an updated property-specific comparison before setting an offer or listing price.
Why can a smaller county's figures change sharply?
When relatively few homes sell, a different mix of price points or property types can make a monthly median move substantially. Compare multiple periods where available and read the sales count and source notes. A county percentage is not a forecast for an individual home.
