Understanding Your Options

Whether you're buying a resale home or building new construction in York County, I'll help you navigate the right loan for your situation.

Conventional Loans

Standard purchase financing for primary residences, second homes, and investment properties. Competitive rates with flexible down payment options — the most common path for resale buyers in York County and the Charlotte metro.

Construction-to-Perm

Finance the build and the permanent mortgage in one loan. Ideal for new construction in Fort Mill, Lake Wylie, and Indian Land — we guide you through every phase from lot purchase to closing.

Fast Closings

We work with lenders who have a proven track record of closing loans quickly — so you don't lose the home you love to a slower buyer. In York County's competitive market, speed matters.

Expert Guidance

Not sure which loan type is right for you? We'll help you understand your options — conventional, FHA, VA, and construction-to-perm — and connect you with the right lender for your situation.

Loan Guides

Conventional vs. Construction-to-Perm

Two of the most common loan types for buyers in the York County and Charlotte markets.

Conventional Loans

  • • For existing / resale homes
  • • Fixed or adjustable rates
  • • Down payments as low as 3–5%
  • • Closes in 30–45 days typically
  • • Best for move-in ready properties
  • • PMI required under 20% down

Construction-to-Perm

  • • For new construction builds
  • • One loan covers build + mortgage
  • • Interest-only during construction
  • • Converts to permanent at completion
  • • Ideal for Fort Mill & Lake Wylie lots
  • • One closing, not two

The Loan Process

From Application to Keys

Understanding the mortgage process helps you move with confidence. Here's what to expect from pre-approval to closing day.

01

Get Pre-Approved

Before you start looking, meet with a Loan Officer to get pre-approved. They'll gather information about income, assets, and debts to determine how much home you may be able to afford. A pre-approval letter also strengthens your offer.

02

Application & Processing

When you find a property you're ready to buy, your lender helps you complete a full mortgage application and walks you through fees and down payment options. The loan enters processing as your lender verifies everything.

03

Underwriting

The loan is sent to an underwriter who reviews and approves the entire loan if it meets compliance. Don't be surprised if you're asked for additional documentation — this is completely normal in York County transactions.

04

Closing

Once your loan is approved, set up homeowners insurance. You'll sign for the new home and pay any remaining costs. Then the loan is recorded and you get the keys to your new Fort Mill, York, or Rock Hill home.
