Prepared October 17, 2026. Market figures below describe an earlier reporting period, not transactions completed today.
What the latest public snapshot says
The September 2026 summary table on Realtor.com’s York, SC market page reports:
- Median listing price: $385,000.
- Active listings: 534.
- Median days on market: 66.
These are the provider’s York-area figures, not a count of homes within York city limits verified by Aaron. They should not be substituted for York County totals or a search with specific ZIP-code, neighborhood and property-type boundaries.
The source page also labels its historical charts through August and contains differing percentage-change statements. This update therefore uses only the clearly labeled September summary levels above and makes no claim about a precise month-over-month or year-over-year change. A median asking price is not a sale price or a valuation of your home. The figures are not a live MLS inventory count.
What this means for your next move
My practical takeaway is to build a plan around the homes you would actually buy or compete against. The public snapshot provides context; it does not establish that every York seller must discount or that every buyer has negotiating leverage.
For a useful comparison, start with an address and a defined search area. A home near downtown York, a newer subdivision home and a property with acreage may answer different needs. Compare condition, size, lot characteristics and relevant recent sales before deciding what an asking price means.
If you are buying in York this fall
Make a shortlist that includes the address or MLS number, asking price, major questions and your preferred timing. Then:
- Review the full listing history. Ask when the home first became available, whether its price changed and whether it returned to the market. Ask what information supports an explanation for those changes.
- Compare the complete ownership budget. Gather current lender estimates and property-specific tax, insurance, utility and HOA information. Use the financing calculator to test assumptions, then confirm costs with the relevant providers.
- Keep inspection questions separate from price negotiations. For an older home, investigate updates and condition. For acreage, ask about access, utilities, restrictions and the records needed to evaluate your intended use.
- Build an offer around evidence and your priorities. Discuss price, requested concessions, financing and timing together. A longer listing period alone does not prove a seller will accept a particular offer.
Start with the York homes search guide, or share your buying plans with Aaron.
If you are selling in York this fall
Before choosing a price reduction or paying for improvements, review three groups: comparable closed sales, competing active homes and the feedback on your own listing.
Ask which differences matter. Does a competing home have more usable space, a different condition, a larger lot or features your home does not have? Are the comparisons close enough in location and property type to be useful?
Then choose a review schedule. Discuss what showing activity, feedback and competing listings would prompt another look at presentation, access or price. No single citywide statistic can set that trigger for every property.
If you also need to buy, include your next housing plan and estimated selling expenses in the conversation. Request a property-specific home analysis rather than treating an online median as your likely proceeds.
